arch/FORM were approached to assist with the design and planning of a first floor garage conversion for a large detached property in Burton-on-Trent, following a recommendation from a previous client. 

 

It was important to our client to retain as much of the ground floor of the garage as possible, due to their active use of the existing garage space. We solved this by providing an option to utilise the split level nature of the site, affording the opportunity to provide an external set of brick steps up to the first floor accommodation. This retained all of the height within the existing garage, while extra headroom was achieved via the insertion of two eaves dormers and a modest increase to the overall ridge height. 

On the first floor they were seeking to achieve a bedroom space with an en-suite, whilst also having a small living area. The level of accommodation provided, and the separate entrance, would allow the client to make the most of their investment by renting the space out through air bnb or similar accommodation providers. 

We provided our client with internal perspective renders of the garage conversion, as well as a panoramic 3D walkthrough of the space so they were able to envisage how the relatively tight roof space could be transformed.

We assisted the client through negotiations with South-Derbyshire Local Planning Authority.
